Hydraulic Tile Floor Restoration in Ibizan Villas: Proper Techniques and Common Mistakes
Hydraulic tile floors — those colourful geometric patterns laid in fincas, townhouses and old hotels between 1880 and 1960 — are one of the few decorative elements that genuinely add resale value to an Ibizan villa. They cannot be reproduced industrially, original pieces are limited, and a properly restored hydraulic floor can deliver another 80-100 years of service. Yet most renovation teams treat them as an obstacle and either rip them out, paint over them or polish them to death. This guide explains how the original floors were made, how to read their condition, and the restoration techniques that genuinely preserve them.
What hydraulic tiles actually are
Hydraulic tiles are not ceramic and they are not painted on the surface. They are 20 × 20 × 1.6 cm Portland cement composites built up in three layers, hydraulically pressed at 100-200 kg/cm² and cured slowly with water. The decorative top layer is 4-5 mm of white cement, marble dust and mineral pigments, divided by brass dividers into the geometric pattern. The pattern goes through almost half the tile’s thickness — which is why these floors can be restored even after a century of wear, whereas a printed ceramic tile is finished the moment its surface layer chips.
Each tile was made by hand, in workshops that closed across Spain from the 1960s onwards. There are perhaps a dozen workshops still operating worldwide that can produce traditional hydraulic tile from scratch, and only two or three that match the colours and patterns common in early-20th-century Ibiza buildings.
How to read a hydraulic floor before deciding what to do
The most common renovation mistake we see is making the restoration decision before properly diagnosing the floor. Three observations determine 90 % of the strategy.
- Thickness of the decorative layer. A floor that has already been polished aggressively at some point may only have 1-2 mm of pattern remaining, in which case heavy sanding will destroy it. A clean original floor has 4-5 mm and tolerates significant resurfacing.
- Type of staining and damage. Surface grime, wax build-up and minor scuffs are reversible. Deep cement burns, oil penetration, paint splashes from previous renovations or salt rising from substrate are progressive challenges with diminishing returns.
- State of the substrate. Many hydraulic floors fail not because the tiles themselves are degraded, but because the original mortar bed has settled, lifted or detached from the slab. Pinpoint testing with a small wooden mallet reveals hollow tiles before any treatment.

The three mistakes that destroy a hydraulic floor
Aggressive sanding. Industrial rotary grinders intended for terrazzo or marble remove too much material too fast. We have seen century-old floors reduced to bare cement in a single afternoon. Restoration uses much slower, progressive diamond pads with water cooling. Acid cleaning. Hydrochloric or muriatic acid, sometimes recommended by general cleaners, dissolves the calcium carbonate matrix of the tiles and the joints. The floor looks brighter for two months and degrades faster forever. Sealing with film-forming products. Polyurethane or epoxy sealers form a plastic film on the surface that traps moisture and yellows over time. The correct sealer is a penetrating silicate or a traditional natural soap finish that lets the tile breathe.
When replacement is the only option
Sometimes a floor is too degraded to restore. Common cases: pieces broken by previous structural movement (see our note on structural cracks), water damage that has migrated up through the substrate, or sections lost during earlier renovations.
Three sourcing strategies in order of preference: antique tile recovery from demolitions (rare, costly, but indistinguishable from the original); artisan workshop reproduction matching pigments and pattern (4-8 week lead time, 3-4x the cost of new ceramic); contemporary hydraulic tiles in coordinating patterns (more accessible, but never confused for original). Frequently asked questions
Can I restore a hydraulic floor that has been painted over?
Often yes, depending on the paint type. Oil-based paints can usually be removed with poultices and chemical strippers without damaging the underlying tile. Epoxy or polyurethane paints that have penetrated the surface are much harder; in some cases they require mechanical removal that takes off the top 0.3-0.5 mm. Test on a hidden area before committing.
What does proper hydraulic floor restoration cost in Ibiza?
For a 50-100 m² area with original tiles in fair condition, full restoration (cleaning, polishing, joint repair, sealing) runs €110-180 per m². Areas with significant replacement add €50-150 per m². Comparable to high-quality new ceramic tile installation, but with the added cultural and resale value that new tile cannot match.
How long does restoration take?
A 50 m² restoration typically takes 8-12 working days: 1-2 days inventory and diagnostics, 1-2 days substrate repair if needed, 3-4 days polishing, 2-3 days replacement piece installation, 2 days sealing and finishing. The floor cannot be walked on heavily for the first 7 days after sealing, and reaches full hardness at 28 days.
What maintenance does a restored hydraulic floor need?
Day-to-day: neutral pH soap, soft mop, no acidic or alkaline cleaners. Monthly: a thin layer of natural soap product to maintain the protective finish. Annually: visual inspection of joints, touch-up sealing as needed. Every 8-12 years: minor re-polishing if traffic-pattern wear becomes visible. Far less maintenance than wood floors, similar to high-quality natural stone.
Can hydraulic tiles be combined with underfloor heating?
Yes, but only in new installations or when lifting and resetting the existing floor. The original mortar bed must be replaced with a heating-compatible system. The tiles themselves transmit heat well thanks to their high cement content.
